Frequently Asked Questions
How do you determine your offer price?
We figure out what the house would sell for fixed up, subtract the renovation budget and our margin, and that's the offer. Happy to walk you through the comps — transparency beats salesmanship.
I owe more than the house is worth. Can you help?
Sometimes, via a short sale negotiated with your lender. It takes longer, but we've done them. Text us and we'll tell you honestly if it's viable.
There are liens on the property. Is that a problem?
Usually not. Liens get paid from the closing proceeds, and we'll show you the exact breakdown before you sign. Tax liens, judgments, HOA liens — we've handled them all.
I inherited a house. What do I need to sell it to you?
Your ID and whatever estate paperwork exists. Still in probate? We'll coordinate with your attorney on timing. Out-of-state heir? We do remote closings all the time.
Do I need to be in Wisconsin for this to work?
No. Out-of-state and out-of-country owners sell to us regularly. Everything can be done remotely with electronic documents and a mobile notary.
My house has fire/water/mold damage. Will you still buy it?
Absolutely — damaged houses are a core part of what we buy. Don't remediate anything; we'll price it as-is.
Are there any fees or commissions?
None. No agent commission, no closing costs on your side, no hidden charges. The offer is the amount you walk away with (minus any mortgage payoff or liens, itemized at closing).
I'm behind on my mortgage / facing foreclosure. Can you still buy it?
Yes, and time matters — the earlier you text, the more options you have. We can often close before the auction date and stop the foreclosure.
How fast can you close?
Seven days is our fastest; two weeks is typical. But there's no pressure to rush — if you need a month or two to get your next place sorted, we'll build the timeline around you.
Do I need to clean out the house?
Take what you want, leave the rest. We've cleared houses with forty years of belongings. One less thing for you to worry about.
My house needs a ton of work. Is it too far gone?
Probably not for us. We regularly buy houses needing $50k-$100k+ in renovation. If the numbers work, we'll make an offer.
What if I have tenants?
We buy tenant-occupied houses regularly — good tenants, bad tenants, non-paying tenants. You don't need to evict anyone; we handle occupancy after closing.
Can I stay in the house after closing for a bit?
Often yes — we can build a rent-back or delayed-possession period into the agreement. Just tell us what you need.
